Lowest advertised prices are for reserved for tenants new to K Village properties who sign long-term (12+ month) contracts.


Short-term leases:

+$100/mo for month-to-month leases.

+$75/mo for 6+ month leases.

UN-furnished rooms:

Discount of -$50/mo. Typical furniture is bed frame + mattress + desk + chair. Minimum lease length may apply.


Extra occupant (more than one person per bedroom):

+$75/mo for utilities and use of shared facilities. May not be available in buildings with 8 or fewer rooms. Any extra occupant must be reported with 7 days of move-in or lease signing; otherwise, retroactive fees may be assessed.


Animal/Pet:

$55/mo per dog; $25/mo per unit with cats.

Any animal must be reported with 7 days of move-in or lease signing; otherwise, a $750 fee may be assessed. If we receive multiple credible complaints about Tenant's animal(s), we may, at our sole discretion, give Tenant 30 days' notice to move to another unit or property designated as animal-friendly by us.


Parking permit & gate openers:

If granted at K Village Apts' sole discretion, parking permits are initially free -- just follow the steps here. Policies and rules also listed there.
Some properties are gated. For those properties, you will also get a gate opener. The cost to replace a gate opener is $50, as is the cost to replace a parking permit.


Room lock-out:

$50, business hours only. After hours, you will have to call a locksmith -- for example, Angel Locksmith at 323-793-5053.
Getting a new key copy from us will cost $25, if and when our schedule allows -- you can always get it done yourself for cheaper!

Room change/transfer:
$200 for updating lease and financial records & room cleanings.

COURTESY RULES

Tenant agrees to comply with all Housing Provider rules and regulations that are at any time posted on the Premises or delivered to Tenant. This includes

- respecting quiet hours set by management (10pm to 7am unless othewise noted),

- promptly washing dishes or other objects in and around the kitchen sink,

- not leaving trash outside of sealed containers designed to contain trash,

- not smoking or otherwise causing smoke in a way that bothers or affects others, and

- respectfully and proportionally using, and limiting one's use of, any shared areas.


Tenant shall not—and shall ensure that guests, invitees and licensees of Tenant shall not—disturb, annoy, endanger, or interfere with other occupants of the building or neighbors, or use the Premises for any unlawful purposes under federal, state or local law including, but not limited to, using, manufacturing, selling, storing or transporting illicit drugs or other contraband, or violate any law or ordinance, or commit a waste or nuisance on or about the Premises.

If Tenant is in violation of these rules or has broken the law, Housing Provider may terminate the lease and tenancy and/or fine Tenant up to $100 per instance.
